You can view photographs of the property online and when you find the property that suits you, check the address on the property and drive by the property. 3. What do I need to do to lease a property? (Top of Page)
You must begin by completing an application at http://www.weichert-rents.com or you can choose to receive an application through any one of various means (Fax, Email, Postal Mail, or simply pick up your application in South Park at 6000 Fairview Road, Suite 104).
4. What's involved in the application process? (Top of Page)
A completed and returned application is required with payment of the $50 application fee. After receiving a completed application, we perform a background search and verify the accuracy of the information on your application. While perfection is not necessary, the information we gather must justify you as a good tenant or you will not be considered for occupancy.
5. Who fills out the application?
EACH person who will be occupying the property full or part-time 18 years of age or older must complete a separate application and only legally married couples may apply jointly.
6. What is the required documentation to complete the leasing process? (Top of Page)
An approved application, a security deposit usually equal to one month’s rent, the 1st months rent, any additional fees (ex. Pet fees), 2 forms of Identification, and each occupant 18 years of age or older must be present to sign the lease.
7. How are Pets handled?(Top of Page)
Pet friendly properties are widely available. Each property is unique in its pet restrictions. For example, a certain property may allow small breed dogs but not large breeds.
8. Who maintains the home? (Top of Page)
Each tenant is required to maintain the interior and exterior of their property in accordance with their lease. This means general maintenance and cleanliness is required. If maintenance assistance is necessary, written notice is required from the tenant. Written notice can be submitted on the website http://www.weichert-rents.com, by mailing a request in, or by faxing a request. Please see Maintenance Requests.
9. What about after-hours emergency maintenance? (Top of Page)
After-hours emergency maintenance is available for emergencies only 24 hours a day, seven days a week. The emergency contact numbers are 704-293-5957 or 704-400-2102.
10. What is an "emergency maintenance" situation? (Top of Page)
We consider an emergency to be any situation where you or your family are in danger, or any situation where failure to immediately address the emergency can result in immediate, ongoing, and substantial damage to the home. If in doubt, call our emergency contact number in the event of an emergency.
11. What maintenance am I responsible for? (Top of Page)
As a resident you are responsible for general maintenance including changing the heating and air conditioning filters on a regular basis (at least once every three months). You are responsible to change the batteries in the smoke detector and carbon monoxide detector, and maintain the lawn and landscaping of your home (unless otherwise noted in your lease). 12. When is rent due? (Top of Page)
Rent is due on the 1st day of each month. Rent is considered late and assessed a late fee after 4:00 pm on the 5th day of every month, weekends included.
13. How is rent paid? (Top of Page)
Rent can be mailed, or hand-delivered to the office at 6000 Fairview Road, Suite 104, Charlotte, NC 28210. If dropping off the rent after hours, please place the payment in the drop slot in the front of the building. The slot is in the door to the left of the main building entrance. It is vertical and on the left side of the door. Please place any checks in an envelope addressed to WRRA-PM.
