Property Owner FAQs 1. I am interested in renting my property through WEICHERT, REALTORS® -Rebhan & Associates Property Management, how do I proceed? Top of Page With a property visit and assessment, we can offer an estimate of the monthly rent your property is likely to yield. Many factors may influence the rental rate of a property, including property features, location, market conditions, other area rentals, bedroom and bathroom numbers and sizes, neighborhood amenities, etc. 3. How long does the process usually take? Top of Page If your property is accepted by the Property Management Department, it can often be on the market the same day if you are available to complete the transaction. Many factors can affect the time it takes to rent a property, the time taken is very site specific. 4. Is it possible to place my property on the rental market while someone lives in the property? Top of Page Just as a house can be listed for sale while occupied, a rental can be placed on the market while occupied. Special considerations will be made to not disturb the occupants. 5. How is my property marketed to prospective tenants? Top of Page

A $250 marketing fee and a lease set-up fee of ½ of the 1 st month’s rent once the property is rented is charged. Our ongoing management fee is 10% per month, which includes all WEICHERT, REALTORS® premier services. 7. How are potential tenants screened? Top of Page We perform an extensive credit and criminal background search. We run the potential client through multiple databases including national evictions databases. 8. Do I retain control of who rents my property? Top of Page Ultimately, you must approve every potential tenant by signing the lease before any processing can begin. 9. Who pays for the utilities and maintenance for my property? Top of Page When rented, tenants pay for utilities unless you desire to include certain utilities in the rent. You are required to pay for repairs to the property and WEICHERT, REALTORS ® - Rebhan & Associates Property Management can organize all repairs for a nominal fee. 10. Do you sell Real Estate?
